Upfront advice

Residential plumbing

Cygnet plumbing is mostly septic systems, tank water and old houses. That is what we do, and it is why we are worth a call before someone who works in town.

Covering Cygnet, Lymington, Petcheys Bay, Gardners Bay, Nicholls Rivulet and around Port Cygnet.

Call 0458 989 134.

Cygnet plumbing is its own thing

Ask a Hobart plumber to quote a Cygnet job and watch what happens. The blocks are steep, the houses are old, half of them are on tank water, and most are running their own wastewater system. It is not the work most plumbers want.

It is the work we do most weeks. Franklin is only around 15–20 minutes from Cygnet, and the plumbing and septic problems we see there are much the same as the ones we deal with around home.

Plumbing Services Available in Cygnet, Lymington & Port Cygnet

Blocked Drains

Water draining slowly from sinks, showers or toilets is often the first warning that something is not right.

If the blockage keeps returning, it is particularly important to investigate the cause rather than repeatedly treating the symptom.

JT Plumbing can assist with blocked and slow drains throughout Kingston and surrounding suburbs.

Hot Water Systems

A failed hot water system can quickly disrupt the whole household.

We can assist with hot water faults, repairs, system replacement and upgrades. If your system has stopped working completely, tell us what type you currently have when you call.

General Plumbing Maintenance

Leaking taps. Running toilets. Damaged pipework. Faulty fixtures.

These jobs may be smaller, but they still waste water, cause frustration and can lead to bigger problems when ignored.

JT Plumbing provides general plumbing maintenance for homes throughout Kingston.

Bathroom Renovations

If you are renovating a bathroom in Kingston, involve your plumber before the layout is locked in.

We can help with the plumbing component of the project, including relocation of services, pipework, fixture installation and final fit-off.

Septic & Wastewater Plumbing

While central Kingston is predominantly suburban, properties further through Kingborough and towards the Huon Valley can have very different wastewater requirements.

JT Plumbing’s experience working throughout the Huon Valley means we can also assist where septic or onsite wastewater plumbing is involved.

24/7 Emergency Plumber

JT Plumbing is based in Franklin. That matters at 11pm on a Sunday, because a Hobart call centre will take your details, promise someone within the hour, and then send a van from forty minutes away — if they send one at all. We are already in the Valley.

Septic systems and tank water — the actual Cygnet job list

Septic and aerated wastewater systems. Servicing, pump-outs, repairs, and full replacement including the Huon Valley Council approval. Old concrete tanks, absorption trenches that have been quietly failing for a decade, and AWTS units nobody told the owner needed servicing. If you have never had yours looked at and you have been in the house more than five years, it is due.

Rainwater tanks and pumps. The pump is what strands people — when it fails you have no water at all, and they fail during dry spells when the tank is already low. Short-cycling, running when no tap is open, or a new noise are all warnings. We also service filtration and UV treatment, and fix tank outlets and overflows that discharge back against the house.

Old houses. Cygnet has a lot of timber cottages and orchard houses old enough to have galvanised supply pipe, uninsulated runs under the floor, and drainage that was laid by somebody’s grandfather. Gradual pressure loss and brown water first thing in the morning are the usual tells. Pipes that were never lagged are the reason a hard Cygnet frost costs some people a burst.

And the ordinary things too — taps, toilets, hot water systems, blocked drains, bathroom renovations, emergency call-outs.

Steep blocks change the job

Around Port Cygnet, Lymington and Petcheys Bay a lot of properties sit on a slope, and that changes wastewater work specifically. A gravity-fed absorption trench needs somewhere for the water to go, and on a steep wet block there often is not anywhere good. That is usually how people end up with an aerated system and a pump rather than a conventional septic.

It also means a site and soil assessment is not a formality here. Two neighbouring blocks in Cygnet can take completely different systems. Anyone who quotes you a wastewater replacement over the phone without seeing the ground has not done this in Cygnet.

Huon Valley Council, and doing it in the right order

Cygnet is Huon Valley Council, same as Huonville and Franklin, so onsite wastewater work goes through their approval process and it has to be in place before the work starts.

The order that saves money:

  1. Ring us before the plans are finalised, not after
  2. Site and soil assessment to work out what the block can take
  3. System sized on bedroom count, not on how many people live there now
  4. Council approval
  5. Install

Doing it in that order costs a phone call. Doing it backwards costs a system.

Most of these are half an hour or less from Franklin.

How we price it

Septic and tank work is quoted rather than priced off a list, because no two Cygnet blocks are the same and the access varies enormously. You get a price before work starts, and if we find something worse once the lid is off we stop and re-quote rather than pressing on.

Plumbing call-outs around Cygnet generally start from around $150, depending on the job, location and travel required. Ring us and we’ll tell you our exact call-out rate before we come — no surprises.

What Our Customers Say

Frequently Asked Questions About Plumbing in Cygnet

Yes, and it is a large part of what we do. Servicing, pump-outs, repairs, upgrades and full replacements including the Huon Valley Council approval process. Most properties around Cygnet are running their own wastewater system rather than sitting on mains sewer.

10 minutes from Franklin. Close enough that we work there most weeks rather than treating it as a special trip.

Yes. Pump repairs and replacement, filtration and UV treatment, tank outlets, float valves and overflow lines. Tank water also wears out the anode in a hot water storage tank faster than mains water does, which is a cheap check that adds years to the tank.

Usually, but it depends on the ground rather than on anyone’s opinion. Steep and wet blocks around Port Cygnet and Lymington often cannot take a conventional absorption trench, which is why aerated systems are common here. It takes a site and soil assessment to know, and anyone quoting without seeing the block is guessing.

Not necessarily. Galvanised supply pipe and unlagged runs under the floor are common in houses of that age and both are fixable in sections rather than all at once. Gradual pressure loss and brown water in the morning are the usual signs it is time.

Yes, along with Nicholls Rivulet, Randalls Bay, Verona Sands, Deep Bay, Abels Bay, Charlotte Cove and around toward Woodbridge and Middleton.
