Old houses, and what they do
A lot of the housing stock through Franklin, Cygnet and Geeveston is old, and it plumbs like it.
Galvanised pipe was standard into the sixties and it rusts from the inside out. If your pressure has dropped away over years rather than overnight, and the water is occasionally brown first thing in the morning, that is usually the reason. It is replaceable, in sections, and it does not have to be done all at once.
Early copper with lead-based solder joints turns up in houses from the fifties through the seventies.
Pipes that were never lagged. Uninsulated pipe in an unlined subfloor is fine until a hard Huon frost. Lagging a run is a cheap job that prevents an expensive one.
We are not going to tell you the whole house needs repiping. Most of the time it does not.
Tank water and pumps
If you are on rainwater rather than TasWater mains — which is most of the Valley outside the town centres — your plumbing has parts a town house does not.
The pump is the one that strands people. When it fails you have no water at all, not just no pressure, and pumps have a habit of failing in the middle of a dry spell when the tank is already low. If yours is short-cycling, running on and off when no tap is open, or making a noise it did not used to make, that is the warning.
We also service and replace filtration and UV treatment on tank supplies, and repair tank outlets, float valves and overflow lines that discharge back against the house instead of away from it.
Before you renovate or extend
Worth a ten-minute conversation before the plans are final rather than after:
- Whether the existing supply line can carry a second bathroom
- Whether your septic system is rated for another bedroom — it usually is not
- Whether the hot water system will keep up with the extra fixtures
- Where the drainage actually runs, before someone puts a slab over it
Getting this wrong is the single most expensive avoidable mistake in a Huon Valley renovation.

In an older Huon Valley house, usually corroded galvanised supply pipe narrowing from the inside. On tank-fed properties it is more often the pump or a partly blocked filter. Both are fixable; the first step is working out which one it is.
